Menara Cendana is a new-build 22-storey grade-A office tower with 3 basement levels on Lot 4471, Jalan Tun Razak, Mukim Kuala Lumpur, WP Kuala Lumpur. Client: Cendana Land Sdn Bhd (private developer). Contract sum RM 412 million. Site possession 1 September 2026, practical completion 30 April 2029 (32 months). Peak workforce 340 workers across 21 subcontractor packages.

Site context: constrained CBD plot bounded by the live LRT Kelana Jaya viaduct 9m to the east, occupied 4-storey heritage shophouses to the north, and a Tenaga Nasional 11kV substation to be retained in the south-west corner. Water table sits at 3.2m below existing ground level. Existing information available: topographic survey (Feb 2026), Phase 1 & 2 geotechnical investigation, JKR service drawings, asbestos survey of the shophouse party wall (negative).

Design and construction: secant pile perimeter wall (900mm dia) with top-down construction to basement level 3 (-14.5m), king-post props, dewatering with recharge wells and inclinometer monitoring on the LRT viaduct. Superstructure post-tensioned flat slabs, three tower cranes (2 x TC7032, 1 x luffing jib beside the viaduct). Unitised aluminium curtain wall installed bottom-up from mast climbers with structural silicone cured on site. MEP plant at roof level with chiller plant and BMU rail for facade cleaning. Confined space entry needed at basement sump and lift pits. Hot works during facade transom welding and roof plant install.

Programme constraints: crane lifts beside the LRT permitted only during non-operating hours 01:00-04:30. Night-time deliveries only. Client requires phased handover of ground-floor retail 5 months before overall PC.
